How I work

What you can expect from me

A lot of costly real estate mistakes are avoidable: overpaying, pricing a home incorrectly, overlooking problems, or focusing on finishes instead of fundamentals. My job is to help you see those issues before they become expensive.

The honest number

I'll tell you what I believe your home can realistically sell for, supported by comparable sales and current market conditions. Sometimes that number isn't what a seller hoped to hear. But pricing correctly from the beginning is usually better than spending months chasing the market.

I once recommended a list price a seller thought was too low. They listed higher with someone else. The home sold close to my original number.

A team I trust, not a referral list

Over the years, I've built relationships with attorneys, inspectors, and lenders I trust. I can introduce you to professionals who understand Chicago real estate, explain their role, and help you make informed decisions. You're always free to choose the professionals you prefer.

Attorney-review and inspection deadlines can move quickly. I've seen how a missed deadline can put a buyer in a difficult position. That's why I stay involved throughout the transaction, helping coordinate with your attorney, lender, and inspector so important details don't fall through the cracks.

Fundamentals over finishes

Paint, countertops, and fixtures can change. Location, floor plan, structural issues, property taxes, and the health of a condo association are much harder to change. Those are the things I want my clients to understand before they commit.

A great renovation can sit on top of a building with thin reserves or a special assessment coming. I'd rather you know that before you're under contract.

In their words

Buyers, sellers, renters, and landlords, going back to 2014. These are from my Zillow profile, shortened for length. The words are theirs.

His advice on preparing our property for sale was spot-on… One of Peter's greatest strengths is that he takes the time to explain the market, what buyers are looking for, and realistically how he believes your property will perform. In our experience, he was remarkably accurate!… You never feel rushed or pressured.

“I've worked with him on three different property sales and would highly recommend him to anyone. He is committed, thorough, knowledgeable and reliable. Most recently, he helped me find the equivalent of a needle in a haystack, and it is my dream home… his ability to walk through a space and see the possibilities.”
★★★★★BuyerSingle-family home in Bucktown, 2016
“If the question is ‘should I work with Peter?’ the answer should be YES… He turned what should have been a very stressful and frustrating situation into a positive one… He's trustworthy, responsive, knowledgeable, helpful, engaged and he knows the market.”

Home value

What’s your home actually worth?

Not an online estimate. I’ll look at what’s actually sold near you and send you a price range with my reasoning within two business days.

This is my opinion of a likely sale price, not an appraisal. No obligation.

Who I work with

Buying, selling, or still deciding

I genuinely like the open-ended search, the buyer who knows they want to move but hasn't settled on where or what. Tell me where you are and we'll figure out the rest.

Where I work

The neighborhoods I know best

Local expertise. Deep neighborhood knowledge. Chicago-wide experience.

I've shown and sold homes in these neighborhoods for years. I know how values change from block to block, what to look for in a condo association, and how to evaluate a property's price in its local market.

About Peter

I've spent 15 years helping people buy, sell, and rent throughout Chicago. The job, as I see it, is to tell you the truth early enough for it to matter.

I've recommended list prices sellers didn't want to hear and structured offers that other agents might have dismissed. More often than not, the market has validated my approach. I'm also comfortable telling a client when the smartest move is to walk away.

I work with move-up buyers, people relocating to Chicago, and homeowners deciding whether to sell now or wait. Some clients are ready to move immediately; others are still exploring their options. Either way, I'll give you a realistic assessment of the market and help you understand the next steps.

My career began on a very different stage. Before real estate, I spent years as a professional ballet dancer, performing with the Joffrey Ballet, Lyric Opera of Chicago, Cleveland San Jose Ballet, and Columbia City Ballet. As a principal dancer, I had the opportunity to perform around the world. That career taught me the value of preparation, discipline, and attention to detail—qualities I bring to my work in real estate today.
